The Housing Service of Osnabr¨¹ck University of Applied Sciences warmly welcomes international students! We assist you in starting your studies at Osnabr¨¹ck University by supporting you in finding accommodation in Osnabr¨¹ck and Lingen.

We have a contingent of rooms available in various residence halls of the Studierendenwerk Osnabr¨¹ck.

Our Housing Service

  •  offers 130 furnished single rooms in different price ranges and locations, as well as one double apartment
  • is primarily aimed at newly arriving exchange students and degree-seeking students in English-language programs
  • attempts to accommodate special needs
  • offers rental periods tailored to your first semester and participation in our summer and winter language courses, within our capabilities
  • communicates with you in English and German
  • supports you in applying for a room

Tip: Apply at the same time as your study application at Osnabr¨¹ck University. Our rooms always book up quickly!

In order to be able to offer rooms to newly arriving students, extending the rental agreement beyond one semester is only possible in rare cases and after individual review.

Our Rental offer

Our 130 single rooms are grouped into shared apartments in various student residence halls in Osnabr¨¹ck and Lingen. 

In these apartments, residents share the kitchen and bathroom. Our offer also includes an apartment with a kitchen and bathroom for two people with special needs.

Costs

Cost per room 

  • Approximately €300 ¨C €565, depending on location, size, and furnishings
  • Includes use of common areas
  • Includes water, electricity, heating, and internet
  • Convenient payment via standing order 

In addition to the rent, the broadcasting fee must be registered independently and paid once per shared apartment.

Rental periods

The typical duration of the rental period is 6 months. Rental periods of less than 6 months are only offered if the Housing Service requires the room for subsequent use, ensuring that there is no vacancy.

Winter Semester:

If you attend the German Language Summer School in August/September:
Early August to the end of the exam period of the winter semester at the end of January/early February

If you do not attend the German Language Summer School in August/September:
Early September until late February

 

Summer Semester:

If you attend the German Language Winter School in February:
Beginning of February to the end of July / beginning of August

If you do not attend the German Language Winter School in February:
End of February to end of  August

After completion of one semester at Osnabr¨¹ck University of Applied Sciences, the rental agreement might be extended provided that we have enough rooms available. During your first semester, you'll receive an email on how to apply for another semester. Please be aware that we cannot guarantee that an extension is possible.

Application for a room

Who can apply? 

  • International exchange students
  • International bachelor's and master's students who wish to complete an entire degree program at the university. Priority is given to students in English-language programs
  • International students undertaking a research stay or internship at Osnabr¨¹ck University, including doctoral candidates 

German students can only be considered if there are still rooms available after allocating to international students.

 

How can I apply? 

  • If you are applying for a place as an exchange student through the Mobility Online platform, you will automatically be informed about the Housing Service option, and you simply need to check "Yes." You will then be guided through the rest of the application process.
  • If you are managing your application for a study place through another platform, you should simultaneously contact the Housing Service via email. You will then receive a link for your room application on Mobility Online.
  • All others should also contact the Housing Service via email.

 

When can I apply? 

  • For the winter semester (August/September to January/February): September 1 to November 15  
  • For the summer semester (February/March to July/August): September 1 to November 15
  • After these dates, please inquire via email at: housing@hs-osnabrueck.de

 

Is there a deposit?

Yes, the deposit amount is €600. It serves as security for:

  • Potential damages to the rental property
  • Required repairs
  • Necessary renovations after your move-out 
  • Required cleaning services or waste disposal after your move-out 

     

When do I have to pay the deposit? 

  • You must pay the deposit of €600 immediately.
  • Then upload the confirmation of your payment to your Mobility Online Housing account.
  • After that, your application is complete.

What else is important? 

  • The application must be fully completed in Mobility Online. This also includes the payment of the deposit.
  • If there are significant reasons for special accommodation, you should indicate them immediately in your application.
  • A final confirmation will only be sent a few weeks after the application deadline has passed.
  • Regularly check the inbox of the email address you provided in your Mobility Online application.

Room Allocation

The room allocation takes place after the application deadline and takes a few weeks.

The earlier your complete application is submitted, the higher your position on the waiting list.

Which room will you get?

  • Generally, you will receive a room in an internationally mixed shared apartment with both male and female students.
  • We try to accommodate important reasons for gender-segregated accommodation.
  • You will receive a room offer via email in the form of a rental contract. Your room will then be reserved for you for one week.

If you do not accept the room within this period, you will move to the end of the waiting list. So, make sure to check your emails regularly!

Rental agreement

When is the rental contract valid?

  • After the rental contract is sent to you, your room is reserved for you for one week.
  • If you wish to accept the rental contract, you must sign it by hand and upload it to Mobility Online.
  • You also need to sign the internet usage agreement by hand and upload it to Mobility Online.
  • The contract becomes valid once we countersign it and upload it to Mobility Online.
  • You can move in from the first day of the rental period.

 

Can I withdraw from the rental agreement? 

Terminating a valid rental contract before the end of the rental period is not possible. We can only accept an early termination as an exception if the Housing Service can rent out your room to another person. In that case, rent is only due until the start of the subsequent rental contract, meaning we can only cancel the contract if we have found a replacement tenant. If no one is found, you are obligated to pay the full rent until the end of your contract.

 

Can I extend my rental agreement?

During your first semester with us, you will receive an email asking if you wish to extend your rental contract and detailing the steps you need to take in Mobility Online. 
Please note that an extension can only be granted if rooms are still available after reallocation. Dual degree students are given priority in this process. 

Unfortunately, changing rooms is not possible.

Move-In

  • You can move in from the day your rental period begins.
  • You will receive an email with all the important information, e.g., how to organize your room handover.
  • If you can't find the email anymore, simply log into your Mobility Online Housing account. There you will find all the important information about your rental contract.

 

After the Start of the Rental Period

  • You will receive a payment plan for the rent.
  • You should set up a standing order for rent payments. Assistance can be found here.
  • Please note: Late payment of rent may result in reminder fees.
  • You need to register at the Citizen's Office (B¨¹rgeramt) of the city of Osnabr¨¹ck. For this, you will need the landlord's confirmation, which you will receive along with your rental contract.
  • Your shared apartment (WG) needs to register for the broadcasting fee (Rundfunkbeitrag).

Move-Out

Before moving out

You will receive detailed information via email on how to perfectly organize your room handover with the caretaker.

Please note: 

  • Move-out can only take place during the working hours of your caretaker.
  • You will create a move-out report with the caretaker, which will include any costs to be deducted from your deposit.
  • You will hand over your key.
  • The move-out report will be sent to you by email from the Studierendenwerk afterward.

 

After moving out: 

  • Deregister with the city of Osnabr¨¹ck.
  • Upload your move-out protocol to Mobility Online.
  • Enter your bank details in Mobility Online.
  • The deposit will be settled, and the deposit cannot be offset against the last rent.

 

Settlement and Refund of the Deposit After Your Move-Out:

  • Upload the move-out protocol to Mobility Online.
  • Enter your bank details in Mobility Online.
  • Our accounting department offsets the costs from the move-out protocol with the deposit.
  • Our finance department checks any other outstanding payments and offsets these with the deposit.
  • Our finance department initiates the transfer of the remaining amount, minus any applicable bank fees. 

Note: The payout process begins when 

  • the rental period has ended,
  • you have uploaded the move-out protocol to Mobility Online,
  • you have correctly entered your bank details in Mobility Online. 

This process can take up to three months.
